Polden Planning is a small town planning consultancy based on the Polden Hills. We have over 30 combined years of experience working in planning in the southwest of England. We work with SME builders, landowners and private individuals to submit planning applications. We also work with Parish Councils to prepare and adopt neighbourhood plans. One of our clients is West of England Developments Ltd.
At auction in May 2026, West of England Developments Ltd. purchased land east of Holywell Road (and north of Manor Road), at the time known as “Plot 21”. West of England Developments are locally based near Taunton and have been building homes in Somerset and Devon for over 40 years. The company has a track record for working with communities to deliver quality, rural housing which communities can be proud of. Since 2012, West of England Developments has been building out its sites under its construction arm, known as Otter Construct. Within new housing schemes, the team actively seeks to understand and deliver upon local community priorities within the villages and towns that we work in. This includes providing affordable housing on site and working closely with Community Land Trusts and Housing Associations.

Stoke St Gregory
Development included 14 affordable homes, construction of a new community pavilion building, and funding towards the purchase of the local pub, which is now in community ownership and includes a community café and shop.
Churchinford
Development included 7 affordable homes alongside construction of a local shop and the transfer of land to provide a new playing field. The new shop is managed by a Community Interest Company and has now expanded to include a post office and coffee shop.
Bolham Water, Clayhidon
A scheme of 4 dwellings, including 2 affordable homes prioritised for those with a local connection to Clayhidon and Bolham Water.
Lower Greenfield, Hemyock
A development of 20 dwellings, with 8 of the dwellings taken forward by the Community Land Trust to provide affordable homes for the community.
