The intention is to submit an outline planning application for up to 45 dwellings and associated infrastructure.
Within the outline planning application submission we will commit to:
35% of the houses (around 16 homes) as affordable housing with first priority given to those in need that have a local connection to the parish of Curry Rivel.
Ensuring that surface water flows from the site are stored on site and slowed to at least Greenfield run-off rates, allowing for increased rainfall under climate change so that flood risk is not increased from the development.
The access arrangements would be shown in detail within the outline planning application, and this would be off a new estate road from Maple Close.
Preparation of a Travel Plan to encourage sustainable transport options to and from the development.
Ensuring that the potential for the site to support protected species is understood based on advice from qualified ecologists and creating at least a 10% biodiversity net gain through the development of the site.
As an outline planning application is being made the following details will not included at this stage:
A final layout of the houses, with the masterplan being an illustrative proposal to show that this level of housing can be achieved, but the final detailed layout being considered under a future reserved matters application.
The height, elevations and floorplans of the proposed houses, which again would be reserved for consideration under future reserved matters applications. Site section and street scenes would at this stage be indicative.

Pre-application advice has been sought from Somerset Council and a full copy of planning officers’ written response can be downloaded here. Officers commented on the illustrative masterplan shown below and in their response are supportive of the principle of housing at the site.
The illustrative masterpan currently shows an indicative layout for a scheme of 41 dwellings. The final maximum number of dwellings will be confirmed within the outline application submission, informed by ongoing appraisal work and the likely type and size of dwellings to be delivered.

We are working with our project team to address the comments within Somerset Council’s pre-application advice and to make sure that appropriate mitigation is included within the future planning application.
Alongside the technical appraisal work with the project team, we are seeking local feedback on priorities for Curry Rivel and matters that should be taken into account for development of this site.
We appreciate that many residents may be away for parts of the summer and will be running this website consultation throughout July, August and into September to allow everyone the time to comment.
Subject to agreement with Parish Councillors, we are hoping to attend the Curry Rivel Parish Council meeting on the 10th September 2025 to provide a short presentation about the project.
